I'm seeing a lot of listings come up these days with little to no chance of selling because there are agents that think they can still use marketing methods that worked for the last 3 years...in other words: List on MLS and wait for a bidding war. There was NO marketing methods.
They all know the bidding war strategy doesn't work anymore...what they don't know is that we as agents must put our Marketing skills to good use to sell homes again.
There's only one problem however...
For the last 3 years, most agents listed homes for sale and buyers lined up to buy them and they really didn't need to do much else other than wait for offers.
Here's a question to ask an agent before they list your home for sale:
After you put my home on the MLS...where else will you be marketing my home? If they say Classified ads, the Newspaper or my favourite, open houses...Run away as fast as you can...lol
July stats came out late Friday...here's a basic rundown from when it started to get really hot in March. April was the highest at an average of $920k. July was at $746k. Year over year, prices in July were up 5%...which is of course normal. A 33% increase year over year in March was just not sustainable and I'm sure you've heard me say this before, but I LOVE this more balanced market!
Buyer's should not have to be in bidding wars, Seller's did not really deserve (no offence) a 33% year over year increase with no reason other than all the buyer's out bidding each other because it became normal.
